Built for Seattle weather

Shade for the sunny days, cover for the rest

We wait all year for the sun, and then it shows up all at once. Most Seattle homes were never built for heat. Few have air conditioning, and big west-facing windows turn summer evenings into an oven, with glare on the TV even on clear winter afternoons.

Exterior shade stops the heat before it reaches the glass. DOE-funded research at Pacific Northwest National Laboratory in Richland, WA found that exterior shades cut air-conditioning use by about 20% compared with bare windows, and kept rooms 2–3°F cooler than interior blinds. See what the research found.

And for the other nine months, a louvered pergola or patio cover keeps the rain off, so the deck stays usable well into fall.

Why Rainier Shade

A Seattle company for more than 125 years

Here since 1896

We started as Seattle Tent & Awning Co. in 1896, and we've been shading Seattle homes and storefronts ever since.

Our own licensed crews

Your awning is measured and installed by our own trained installers from Tukwila, not subcontractors. WA contractor RAINIS*770JK.

Made in the USA

Our retractable awnings are custom-built to order in New York State, with Sunbrella fabrics and Somfy motors.

We stay after the install

Cleaning, service and repairs for everything we install. We can also put new fabric on most awnings, even ones another company installed.

Customer stories

What Seattle customers say

★★★★★

“We wanted one the full length of our deck, 35 feet. Other local awning companies did not do ones as wide, but Rainier did. The crew spent 2 days on installation and were all so polite and gracious. We are beyond impressed.”

Cheryl Hunter, Seattle

★★★★★

“We have motorized exterior screens across our floor-to-ceiling west-facing windows. Superb products. Kyle came out and quickly replaced a gear mechanism that had worn out. Highly recommend this company, top notch quality and great products.”

Ruth Marsh, Seattle

★★★★★

“Honest sales rep, install team communicative, quality products. Very happy with purchase of awning and 2 shade screens.”

Karen Cooper, Seattle

Common questions

Seattle awning questions

Can I leave a retractable awning out in the rain?

Light rain is fine, because the awning is pitched to shed water. In heavy or steady rain, retract it so water doesn't pool in the fabric. If you want to sit outside in the rain, a louvered pergola or patio cover is the better fit.

How much does an awning cost in Seattle?

Our retractable awnings start at $1,800 for a Shasta drop arm window awning and $4,300 for an Olympus patio awning. Starting prices are for a manual awning with minimal options, before installation. See the cost guide for every model.

Do I need a permit?

It depends on the product and your property. Retractable awnings on homes often don't need one, while pergolas and patio covers usually do. We'll tell you at your consultation and walk you through it.

Do you work on awnings you didn't install?

Yes. We can service and repair most awnings and screens, and we can replace the fabric on almost any awning, even if another company installed it.

How does the free consultation work?

We come to your home, measure the space, bring fabric and frame samples, and give you a clear quote. There's no obligation.
