Why recover
In the Pacific Northwest, fabric awnings take a beating: rain, moss and algae, road grime, UV in summer and wind all year. Usually the fabric wears out long before the frame does.
That's why so many of our commercial calls are about awnings that already exist. Restaurants, property managers, shopping centers, clinics and office parks bring us faded fabric, torn panels, loose valances, leaking connections and frames that took a hit. We fix what's there when that makes sense, and tell you plainly when it doesn't.
We've been sewing awnings in Seattle since 1896. We'll get it right the first time.
Signs it's time
If any of these sound familiar, send us a photo. Many can be quoted before we ever come out.
Fabric
Colors that no longer match your brand, green streaking, or stains that cleaning won't remove.
Fabric
Rips, popped seams, loose lacing or staples, and fabric that holds water instead of shedding it.
Valance
Valances take a lot of wind. We replace them on fixed and retractable awnings, or rebuild the support so they stay put.
Frame
Impact from trucks or ladders, loose wall attachment, or a frame that's out of square. We repair it, or tell you when replacement is the better call.
Weather
Water getting behind the awning where it meets the building. Resealing and caulking at the wall is often a straightforward fix.
Branding
A tenant changeover or rebrand is a good time to recover. New fabric and new graphics on the existing frame.
Your options
We inspect before we quote, then recommend the option that fits the awning's condition, not the biggest ticket.
| New fabricRecover | Targeted fixRepair | New awningReplace | |
|---|---|---|---|
| When it fits | Frame is sound; fabric is worn, faded or outdated | Damage is localized: a valance, a panel, an attachment or a seal | Frame is corroded, bent beyond repair, or the design no longer fits the building |
| What we do | Remove old fabric, pattern and sew a new cover, install on the existing frame | Replace valances, re-lace or re-staple, repair frame members, reseal at the wall | Design, draft, engineer and permit as needed, then fabricate and install a new awning |
| Change the look? | Yes: new color, fabric and graphics | Matches what's there | Yes: new shape, size or material (fabric, metal or glass) |

Installed at entrances each fall and removed each spring, so customers come in out of the weather.
Seasonal covers
Covers for outdoor facilities installed for the season, then removed and winterized.
Shade sail take-downs
Sails taken down before winter weather and reinstalled when the season turns.
Removal & storage

Service calls
Out-of-warranty service on awnings, screens and shutters, including systems we didn't install.
Multi-property work
For property managers: recovers and service across several buildings, scheduled together.
How it works
01
A few photos of the awning, close-ups of any damage, and the address. For multiple buildings, send a list.
02
We check the frame, attachment and existing fabric, and measure for the new cover.
03
Recover, repair or replace, with the reasoning and a written quote. If graphics or a permit are involved, we tell you up front.
04
Match your current color or pick a new one. We lay out any logo or lettering for your approval.
05
The new cover is patterned and sewn in our shop to fit your frame.
06
Our crew strips the old fabric, makes any frame repairs, and installs the new cover.

Common questions
In most cases, yes. We pattern the new cover to fit your existing frame, whoever built it. If the frame has problems, we'll tell you before you spend money on fabric.
The frame decides. If it's straight, solidly attached and free of serious corrosion, a recover is usually the right call. If the frame is failing, or the awning's size or shape no longer works for the building, replacement makes more sense. We explain what we found either way.
Photos let us give you a direction and often a budget number. For a firm quote we usually need to measure and look at the frame in person. Send a wide shot of each awning, close-ups of any damage, and the address.
Yes. A recover is the easiest time to change color or update graphics. We can match your current fabric, choose a new one, and add a logo, lettering or address to the valance or face.
A like-for-like recover often doesn't, but it depends on the city. A permit or sign approval may be needed if the graphics change, if the awning is over a public sidewalk, or if the frame is being modified. We check during quoting and pull the permit when one is required.
Yes. A lot of our recover work comes through property management and facilities firms. Send us the property list and photos, and we'll scope and schedule the buildings together.
Yes. We replace fabric and valances on retractable awnings, re-screen motorized and manual screens, and take non-warranty service calls. See our retractable awnings and screens for new systems.
Planning something new? We design and build that too.
