Home / Retractable Awnings / Cost Guide
2026 pricing guide
Real starting prices from Seattle's oldest shade company, and the options that move the price up.
The short answer
Our retractable awnings start at $1,800 for a Shasta drop arm window awning and $4,300 for an Olympus patio awning. Larger and more enclosed models run from $4,600 to $13,000 and up.
Every starting price is for a manual awning with minimal options. Size, a hood or cassette, a motor, sensors and automation add to it, and installation is quoted separately. We give you an exact price after a free in-home measure.

What moves the price
The starting price gets you a quality manual awning. These are the choices that take it from there.
Width and projection (how far it reaches out) are the biggest factors. A longer projection also needs stronger arms.
More than 150 Sunbrella colors and patterns. Your choice of fabric affects the price.
An open roll is the base. A weather hood covers the rolled fabric from above, and a semi or full cassette encloses it for a cleaner look and more protection.
A Somfy motor with a handheld remote replaces the hand crank. It makes a larger awning easy to use every day.
A wind sensor retracts the awning automatically in a gust. A sun sensor extends it when the sun comes out. Both need a motor.
Wall switches, app control and voice control through a smart-home hub let you run the awning from anywhere.
A shade that lowers from the front of the awning to block low afternoon sun. Available on the Regal and on Olympus open roll or hood models.
Every model is built to the same certified quality standards and installed by the same licensed crews, whichever price point you choose.
Two kinds of retractable awning
On a lateral arm awning, the arms fold out from the wall and hold the fabric out horizontally. That's the classic patio awning: the Olympus, Rainier, Regal and Summit.
On a drop arm awning like the Shasta, the arms are attached at each side (with a middle arm on wider units) and pivot downward as the awning extends. That keeps headroom clear. Drop arm awnings are common over windows, where the goal is to shade the room inside, and along the outside of a wraparound porch, where they shade the porch much like a retractable screen.
Not an RV awning. Drop arm awnings are often confused with RV awnings because they look similar. RV awnings cost less because they're built to a much lower standard and are far less robust than what we sell.
Choosing a model
A typical deck or patio: start with the Olympus. It's our best seller and the most flexible, with an open roll, hood or semi-cassette.
A narrow or tight space: the Rainier uses cross arms that overlap each other, so it fits openings as narrow as 4 feet and still reaches a long projection.
A modern home: the Regal closes into a semi or full cassette, and it's the only cassette awning we offer with a drop shade.
A big deck or a business: the Summit spans up to 40 feet wide and reaches out to 16'6".
A window or porch: the Shasta drop arm awning.

Common questions
Quotes are often for very different products. Ask what's included: the arm technology, the fabric brand and warranty, whether a hood or cassette is included, and whether the awning is motorized. A lower price on paper can mean a lighter frame or a shorter warranty.
For most homes, yes. A motor makes the awning easy enough to use every day, and it's what makes a wind sensor possible, so the awning protects itself when you're not home. Smaller awnings work well with a hand crank, which keeps the price down.
They can. Shading glass doors and windows from the outside keeps the sun's heat out of the house. DOE-funded research in Richland, WA found exterior shades cut air-conditioning use by about 20% compared with bare windows. See what the research found.
No. Installation is quoted separately, because it depends on your wall or mounting surface, height and access. Your consultation quote shows the awning and installation together, so you see the full price before you decide.
In the USA. They're custom-built to order in New York State, then installed by our own licensed crews based in Tukwila, WA.
In most King, Pierce and Snohomish County jurisdictions, a retractable awning on a home doesn't need a permit. We'll tell you during your consultation if your location is an exception.
